The acquisition mandate
Instead of chasing one property at a time, you give NMP a brief for several homes. We work through it as a single programme.
- Your brief: target towns, bedrooms, budget, lease or purchase, timescales and number of homes.
- Sourcing: we look for properties that match, including landlords who are not on the open market.
- Assessment: each property is checked for layout, location and planning potential before it reaches you.
- Planning: our in-house planning team handles the C2 or C3 question and the application with the council.
- Terms: we coordinate heads of terms with the landlord and keep each deal moving to completion.
- One point of contact: a single update across every property in your mandate.
How it works
- Discovery call. We agree your areas, criteria and how many homes you need.
- Mandate agreed. We confirm scope, timescales and fees in writing.
- Shortlist. You receive assessed properties with photos, rent and planning notes.
- Planning and terms. We manage planning and negotiate terms for the homes you choose.
- Handover. Properties are handed over ready for your Ofsted registration and set-up.
Planning approval is separate from Ofsted registration. Your organisation stays responsible for registration and running each home.
